Chick-fil-A and Chipotle are filling in a new retail corner at Florida Avenue and Shepherd Road

County and state records show a roughly 3.1-acre vacant lot at the corner of S Florida Avenue and Shepherd Road being developed into several commercial pads. The site-plan filings describe three commercial lots with two quick-service restaurants with drive-thrus and a third retail building, with shared stormwater and cross access rather than direct driveways onto Florida Avenue.

At 6875 S Florida Avenue, a Chick-fil-A moved through a long run of 2025 permits — fire line, sprinklers, suppression, signs, menu boards, flagpole and clearance bars — most now closed-complete, and its state kitchen plans were approved with provisos in November 2025. Next door at 6835 S Florida Avenue, a 2,415-square-foot "gray shell" building was permitted in early 2026 and is being built out as a Chipotle Mexican Grill, with tenant work, a dumpster enclosure, signs and a fire-suppression system all in the inspections stage.

Other records point to more to come on the same corner: earlier plans mentioned a coffee shop and a tire store, and a separate Covenant Group filing proposes a 5,600-square-foot retail building, part to be leased to PDS. Those pieces are still working through review.
