A 3.81-acre parcel west of State Road 60 could switch from suburban-residential to industrial land use, with limits on how intense the industrial activity can be.
GrayLineX LLC, with planner Tom Wodrich, is asking Polk County to change the Future Land Use designation on about 3.81 acres from Residential-Suburban to Industrial. The site sits west of State Road 60, south of Poley Creek, and north of the City of Mulberry. County staff told commissioners the parcel is only three acres, does not meet the site requirements to build under residential-suburban standards, and there is no market to build the single-family homes those rules would require along State Road 60.
The request pairs a small-scale comprehensive plan amendment (LDCPAS-2026-10) with a matching Land Development Code text amendment (LDCT-2026-7) that would add conditions to Appendix E, Section E105, limiting how intense the industrial use on the site can be. The Planning Commission recommended approval on June 3, 2026, with no public support or opposition voiced. The Board of County Commissioners held a first reading on July 7, where again no one spoke.
