Industrial land-use switch proposed on 3.8 acres off State Road 60 near Mulberry
GrayLineX wants to reclassify a small tract from suburban residential to industrial on State Road 60 north of Mulberry.
GrayLineX LLC is asking Polk County to change the Future Land Use Map designation on about 3.81 acres from Residential-Suburban to Industrial. The site sits west of State Road 60, south of Poley Creek, and north of the City of Mulberry. The request comes as a small-scale comprehensive plan amendment paired with a companion text amendment that would limit the intensity of the industrial activity allowed on the site.
County staff told commissioners the three-acre parcel does not meet the site requirements to develop under the residential standards, and that current rules would require single-family housing along State Road 60, for which staff said there is no market or interest. When the case went to the Planning Commission, 14 mailers went to nearby owners and no one spoke for or against it.
The Planning Commission recommended approval on June 3, 2026, and the Board of County Commissioners held a first reading on July 7. An adoption hearing has been scheduled for July 21, 2026.
