A three-acre parcel off State Road 60 is set to shift from homes to industrial use
GrayLineX wants to move 3.81 acres near Mulberry from residential to industrial land use, and the county is working through the approvals.
GrayLineX LLC, working with planner Tom Wodrich, is asking Polk County to change the future land use on about 3.81 acres from Residential-Suburban (RS) to Industrial (IND). The site sits west of State Road 60, south of Poley Creek, and north of the City of Mulberry. At the June 3, 2026 Planning Commission hearing, county staff said the roughly three-acre site does not meet the requirements to build single-family homes under the RS standards, and there is no market interest to build a house fronting State Road 60.
The request comes as a pair: the land use change itself (LDCPAS-2026-10) and a companion text amendment (LDCT-2026-7) that adds conditions limiting how intense the industrial activity on the site can be. The Planning Commission recommended approval of both on June 3, and no members of the public spoke for or against at that hearing.
The County Commission handled the first reading on July 7, 2026, where staff noted no action was required at that step and again no one spoke. The commission set the adoption hearing for July 21, 2026 at 9:15 a.m., which is the point at which the change could become final.
