GrayLineX wants to switch a 3.8-acre parcel near Mulberry from suburban to industrial
Owner GrayLineX LLC is asking Polk County to redesignate 3.81 acres west of State Road 60 from Residential-Suburban to Industrial.
GrayLineX LLC, through applicant Tom Wodrich, AICP, is seeking a small-scale comprehensive plan amendment to change the Future Land Use Map designation on about 3.81 acres from Residential-Suburban (RS) to Industrial (IND). The site sits west of State Road 60, south of Poley Creek, and north of the City of Mulberry. A companion text amendment (LDCT-2026-7) would add conditions to limit the intensity of industrial activity on the site.
At the June 3, 2026 Planning Commission hearing, county staff reported 14 mailers to nearby owners, one posted sign, and a legal ad, with no response from the public and no one speaking for or against. The Planning Commission recommended approval. County staff told commissioners the three-acre site does not meet the standards to build single-family residential and there is no market interest in building homes fronting State Road 60.
