3.8 acres near SR 60 north of Mulberry cleared for industrial use

County commissioners approved changing 3.81 acres from suburban residential to industrial land use on a site west of State Road 60, north of Mulberry.

GrayLineX LLC, with applicant Tom Wodrich, AICP, asked Polk County to change the future land use on 3.81 acres from Residential-Suburban to Industrial. The site sits west of State Road 60, south of Poley Creek, and north of the City of Mulberry. County staff noted the three-acre site does not meet the requirements to develop under residential-suburban standards and that there is no market for single-family housing along State Road 60 there.

Along with the land use change, the county adopted matching text amendments to the Comprehensive Plan and Land Development Code that limit the intensity of industrial activity allowed on the site. Commissioner Troutman thanked staff for working with the applicant to narrow down what would be permitted, saying that added transparency gives residents a better understanding of what is coming.

The Planning Commission recommended approval on June 3, 2026, and no members of the public spoke for or against the change at any of the hearings. The Board of County Commissioners adopted both the plan amendment and the code text amendment on July 21, 2026.

What happens next

The land use and code changes are adopted. Any specific building or industrial use would still require site plans and permits, none of which are yet public.
