A small parcel off Highway 540A gets cleared for office use

Polk County commissioners approved switching 1.35 acres near Highway 540A from suburban residential to an office designation.

A 1.35-acre parcel near Highway 540A had its future land use designation changed from Residential Suburban-X (RSX) to Office Center-X (OCX). The request came from Tim Campbell of Clark, Campbell, Lancaster, Workman, & Airth, P.A., and the county's records also refer to it as the IT Land Investments amendment.

At the June 16, 2026 adoption hearing, Land Development Director Ben Ziskal told the Board of County Commissioners that staff and the Planning Commission both recommended approval, and he confirmed the site sits directly adjacent to a church. No one spoke during the public hearing, and the board approved the change.

The amendment only sets what the land can be used for going forward. No specific building, tenant, or construction plan appears in the county records.

What happens next

With the Office Center-X designation in place, any future office project would still need its own site plan and permits before construction. Those records are not yet public.
