County staff is seeking to rezone 11 parcels on Brooks Street from residential to business-park use.
Polk County is proposing a comprehensive plan amendment to rezone 11 parcels totaling 6.61 acres on the north side of Brooks Street in Eaton Park, between Iowa Road and US 98. The request would change the land-use designation from Residential-Low-4X to Business-Park Center-1X.
County staff initiated the amendment after the Board of County Commissioners directed them to do so at an October 2, 2026 workshop. According to the filing, the change is intended to recognize industrial development trends along Brooks Street, improve compatibility between residential and non-residential uses, and create redevelopment opportunities in the area. The rezone was proposed based on responses from area property owners.
