How to find open permits on a house in Polk County

An open permit is one that was issued but never passed its final inspection, and it stays with the property, not the seller. To find them, first know which office the address answers to: Polk County has 18 permit-issuing offices on at least six systems, and a house with a Lakeland mailing address can sit in unincorporated county. Type the address in the box above; it names the office and links its search.

Which office handles this address?

Then search that office's system by address and read each permit's status. The words differ by system (Issued, Open, Active, Finaled, Closed), and a permit with no final inspection on record is the one to ask about. Three places confirm the answer: the seller's disclosure, a title company's municipal lien search, and the office itself.

Lakelandmarks does not look up any house. This page is the method, and the box answers only "which office".

How to search

  1. Find the office. Type the address above. Inside a city, the city's office and system; outside every city, the Polk County Access Portal. Near a line, both.
  2. Search by address in that system and open each permit. Note its status and whether a final inspection is recorded; a permit that was never finaled is open.
  3. Ask the office to confirm, and ask what it does not publish: for the county, violation cases need a public records request and code liens are by phone. For a purchase, a title company's municipal lien search covers open permits, code liens and utility balances in one request.

What no office publishes online

  • No permit portal shows a notice of commencement: it is recorded with the Clerk of Courts, and searched there by hand.
  • Code enforcement liens and closed-out violation cases: by request or by phone with the county; each city has its own practice.
  • Three cities publish no permit search at all (Bartow, Dundee and Frostproof): a phone call or a records request is the only way.

Three systems, three ways to search

Lakeland (iMS, as a guest, by Primary Address) · Polk County (Accela, General Search by street number and name) · Winter Haven (eSuite, street number and the first two letters of the street). The box above handles the other fifteen.

The other lookups

Lakelandmarks is not affiliated with Polk County. The links and steps on this page were checked on 7 October 2026 by opening each page; the official links on the pages this one points to are re-requested every Monday, and which office covers an address is computed from the Polk County BoCC GIS municipal-limits layer fetched 7 October 2026.
