Polk County notice of commencement search
A notice of commencement is recorded in the Official Records of the Polk County Clerk of Courts, not filed with the permit office. Search the Clerk's Official Records yourself: by the owner's name as it appears on the deed, or by document type Notice of Commencement, narrowed by date.
Which office handles this address?
This is a how-to only. The Clerk's terms of use ask users to access the records site manually and not programmatically by macro or other automated means, so Lakelandmarks never reads it, never shows a result from it, and never requests any page of the Clerk's site by script, not even in its weekly link check. The Clerk's pages linked here were checked by hand on 7 October 2026.
How to search
- Open the Clerk's Official Records page and follow its link to the records search (the index runs from 1957 to the present).
- Search by name: the property owner as named on the deed is the party on a notice of commencement. Or search by document type Notice of Commencement and a date range.
- Open the document image. It names the owner, the contractor, any lender, and the improvement, and it carries the recording date; under Florida's construction lien law a notice expires one year after recording unless the notice itself states a different date.

What no office publishes online
- The permit portals: a notice of commencement is not a permit record, so the Access Portal, iMS and the city systems do not show it.
- Anything automated: the Clerk's terms rule out scripted access, so there is no feed, no alert and no search box for it on this site.
The Clerk's own words
The Clerk's Privacy Policy & Terms of Use state that the user agrees to access the information contained in the site manually and not programmatically by macro or other automated means. Checked by hand on 7 October 2026. The Clerk's site is never requested by script, this page included, so a change in these terms is noticed only when a person re-reads them.
The other lookups
Lakelandmarks is not affiliated with Polk County or the Polk County Clerk of Courts. The links and steps on this page were checked on 7 October 2026 by opening each page; the Clerk's pages are never requested by script, so they are re-read by a person rather than weekly, and which office covers an address is computed from the Polk County BoCC GIS municipal-limits layer fetched 7 October 2026.
